What does brick repair in Carlsbad involve?
Brick repair in Carlsbad is usually repointing, where we clear the worn mortar out of the joints and pack in fresh mortar while your bricks stay right where they are. Done right, it keeps water out of the wall and saves bricks that would otherwise loosen and break.
Most calls start with sand piling up under a brick planter, a joint you can scrape out with a key, or a damp patch by the chimney. If that leak is coming from the chimney itself, our chimney repair page covers it. The price mostly comes down to how much wall needs new joints, how deep the wear goes, how many bricks are chipped or flaking, and whether something is causing the damage that has to be fixed first. The schedule turns on those same things plus a permit check with the city, and after I've seen the wall I'll leave you a written estimate with your own figures.
How can you tell your brick needs repair?
Joints sitting below the brick
If the mortar sits noticeably behind the face of the brick, weather has worn it down. Water collects on that little ledge and works into the wall, so the longer it goes, the more joints there are to redo.
Sandy or crumbling mortar
When you can rub mortar out with a fingertip or find grit on the ground under the wall, the joint has lost its strength. Left alone, loose joints let bricks shift, and then you're paying to reset bricks and not just joints.
Hairline cracks in the joints
Thin cracks running through the mortar usually mean the joint is starting to fail or the wall has moved a little. Caught early it's a joint repair, but cracks let water in and tend to grow.
Gaps between brick and mortar
A dark line where the mortar has pulled away from the brick means the bond has broken there. Water gets straight into the wall through that gap, which is how a small repair turns into a leak.
How we handle brick repair
Before anyone touches a joint, I look for what's wearing the mortar out, because a leaky downspout or runoff aimed at the wall will wash out new mortar the same way it did the old, so that gets sorted first. If the fix is a gutter job, I'll tell you and point you to the right person. Then we take the old mortar out with hand tools wherever we can, since a saw in a thin joint chips the brick edges. National guidance on repointing, written for historic masonry, says much the same thing, that chisel work takes more labor but usually carries the least risk to the brick, while power saws on thin joints almost always break edges. It's slower, but the bricks you've got are worth keeping. Once the joints are clean, we pack in new mortar, tool it to match the joints around it and clean up the face of the wall.
Brick trouble often sits right next to other work in the yard. When an old driveway is cracking up against your brick steps, we can replace it with driveway pavers, and when a slope is pushing a brick planter out of line, retaining wall construction deals with the cause instead of patching the cracks it keeps making.
Spot repointing
This suits a wall where the wear is in one area, like near a hose bib or along the bottom rows. We redo those joints and match them to the sound ones around them.
Full wall repointing
This makes sense when worn joints are spread all over the wall, because patching here and there leaves you chasing the next weak spot. One pass gives you joints with an even color and texture.
Replacing chipped or flaking bricks
When a few bricks have broken or shed their face, we cut them out and set replacements as close to your originals as we can find. That way the patch doesn't stand out from across the yard.

Why Carlsbad homeowners call M&K for brick repair
I come out to see it
I'm the one who comes out, looks at the wall and talks it through with you, and a small crew of experienced masons does the work while I check in. You're dealing with the person who saw the problem from start to finish.
Repair that blends, since 2013
I learned the trade under a veteran mason and started this business in Carlsbad in 2013, and careful brick and mortar repair that blends in with what's already there is what we're known for. On the front of a house, a patch that matches is the difference between a repair and an eyesore.
Fully licensed and insured
California's Contractors State License Board lists masonry walls and fences, thin brick facing and paving as masonry contractor work, which is the kind of work we do every week. If something on your job falls outside masonry, I'll say so plainly.
What matters most on a brick job is fixing the cause and getting your old bricks through it with their edges intact. Your satisfaction, guaranteed. When you're ready, tell us about your wall or call (760) 496-5418.
Brick repair and the work around it in Carlsbad
In Carlsbad, building permits come from the city's building office, and the city says most construction work needs one. Even work on the city's exempt list still has to meet building, state and city codes, so we don't assume a brick repair is off the hook. We check with the city before work starts, and when a permit is needed we pull it, book the inspections and keep you posted.
Around Carlsbad we work on plenty of brick planters, garden walls, front steps and chimneys, and the hand-removal guidance I mentioned above was written with historic brick in mind. If your house is on the city's historic listing you'd already know, because a property only joins it when its owner applies, so mention it when I come out. We see the same worn joints on jobs in Oceanside and Vista, and we take them out the same careful way.
Questions about brick repair in Carlsbad
How do I know if my brick needs repointing?
Your brick needs repointing when the mortar has worn back more than 1/4 inch from the brick face, or when it's crumbling, gapped, cracked or pulling away from the brick. You can check for all of these with a phone flashlight before you call, and photos of what you find help me at the estimate.
How much does brick repointing cost in Carlsbad?
Across the US, professional brick repointing usually costs about $400 to $2,500 per 100 square feet of wall, which is a national range and not our price. Repair of chipped or flaking bricks is priced by the square foot of wall too. Your written estimate gives you the figure for your own wall.
Who issues building permits in Carlsbad?
Carlsbad's Building & Permits office issues building permits for the city. You can reach it at 442-339-2719 or building@carlsbadca.gov, and we check with them about your job before we start.
How long does new mortar last on a brick wall?
New mortar joints typically last more than 25 years, depending on how exposed the wall is and the mortar used. The bricks may well last more than 100 years, so a brick wall usually outlives its mortar, and redoing joints is ordinary upkeep over the wall's life.
What kind of mortar should be used to repoint old brick?
Brick industry guidance says new mortar should be similar to or weaker in strength than the original, because a harder mix can damage the bricks in ways that can't be fixed. Ask any mason how their new mix compares with your old one, and I'm happy to walk you through ours.
How do I choose a mason to repoint my brick?
Ask to see their past repointing jobs, because an excellent bricklayer isn't always skilled at repointing. You can also pick a spot on the wall that's out of sight and have each mason do a small test section there first, so you can compare before you hire.
