Does your Carlsbad brick wall need repointing?
Brick pointing in Carlsbad means raking the worn, crumbling mortar out of the joints between your bricks and packing in fresh mortar, so water stays out and the wall stays solid. The bricks stay put, and it's only the joints we replace.
Usually you've got a garden wall, a chimney or the brick on your house that looks tired between the bricks, and you want to know if it needs work and what it'll run. The price mostly turns on how much wall needs doing, how high it goes and what mortar it takes, and the time of year can move it too. The schedule turns on the size of the job and on decent weather for the new mortar to cure, which is the time it needs to set hard. I'll come look at it with you and leave you a written estimate with your own figure.
What does worn mortar look like on a brick wall?
Joints sunk behind the brick
When the mortar has worn back so the brick edges stick out, rain sits on that little ledge and soaks into the wall. The longer it goes, the deeper we have to rake and the more brick starts working loose.
Mortar that crumbles or has holes
If the joint turns to sand when you rub it, or you can see gaps and holes along it, the mortar has lost its grip on the brick. Left alone, those holes let water in and bricks start to rock in place.
Hairline cracks along the joints
Fine cracks in the mortar, or a gap opening between the brick and the joint, are where water gets in first. If the cracks run in a long stair-step down the wall, I'll look at why the wall is moving before we talk about pointing.
How we do brick pointing on your wall
I start by working out why the joints wore out, because a downspout dumping on the wall or a sprinkler hitting it every morning will wash out new mortar too, and if the fix is a gutter or a sprinkler head, I'll tell you so you can sort it out first. Next we pick a mortar that's no harder than the old one, so the joints take the wear and the brick doesn't, since a mix that's too hard can pop the face right off a brick. Before we do the whole wall, we put a small sample in a spot you won't notice so you can check the color, which comes down to the sand and cement we use. Then our crew rakes the worn mortar out to sound material, cleans and dampens the joints, packs the new mortar in, shapes it to match the joints around it and cleans the brick as we go.
Sometimes the joints are only the part you can see. If the cracks step down the wall or keep coming back, the wall may be moving, and pointing won't hold until that's handled, so I'll tell you if it looks like a job for foundation repair. Loose joints up high often go with a cracked cap or a leak by the fireplace, and we take care of those as chimney repair.
Spot repointing
This suits a sound wall with one bad patch, like the strip under a downspout or the top course of a planter. It costs less than doing the whole wall, and the color sample matters most here because the new joints sit right beside old ones.
Full wall repointing
This suits a wall where most of the joints are sandy or sunk back, which is common once a house has some age on it. Doing it all at once gives you one even look instead of a wall that's been patched a few times over.

What happens after you call about brick pointing in Carlsbad?
Here's how a pointing job runs from your side, from the first call to the walk around the finished wall.
Call or send the form
You call or send the contact form, and we set a time for me to come see the wall. Weekends work too, since we answer the phone seven days a week.
Walk the wall with me
I look the job over with you, explain what I see and what's causing it, and leave you a written estimate. That way you know what you're paying for before anything gets booked.
Pointing, cleanup and final walk
Once you're ready, we check permits with the city, protect your yard and get to work, which is noisy while the old mortar comes out and may mean scaffolding on a tall wall. When it's done, I walk the finished wall with you before we pack up.
Why Carlsbad homeowners call M&K Carlsbad Concrete and Masonry for pointing
The owner comes to look
I'm the one who comes out to look at your wall and talk it through, and a small crew of experienced masons does the work while I check in as it goes. You don't get one person selling the job and a stranger doing it.
Matched repairs since 2013
I learned the trade under a veteran mason, we've been in business since 2013, and careful brick and mortar repair that blends in with what's there is what we're known for. On a pointing job that matters, because new joints that don't match stand out on a wall for years.
Licensed and insured for this work
We're fully licensed and insured. California only lets someone work without a license on small jobs, up to $1,000, that need no permit and where they have nobody working for them, so a crew pointing a whole wall should hold one.
If your joints are going sandy, call (760) 496-5418 or reach us through our contact page, and I'll come take a look.
Brick pointing, permits and the walls we see around Carlsbad
The City of Carlsbad requires a permit for most construction work, and some building work is exempt, but even exempt work still has to meet building codes and the state's and city's codes. Whether your pointing job is on the exempt list is the city's call, not mine, so you can look over the city's list of work exempt from a permit, and we check with the city's building office before we start. When a permit is needed, we pull it, book the inspections and keep you posted. Carlsbad also has a historic preservation program, so if you know your house is part of it, tell me at the estimate and we'll raise it with the city before work starts.
Most of the pointing we do around here is on chimneys, garden and patio walls, planters and the brick trim on stucco houses, and the wear usually shows first where water lands, at the base of a wall or along a planter's top. We see the same kinds of walls on jobs in Oceanside and Vista, and plenty of the cities around them.
Questions about brick pointing in Carlsbad
How do I know if my brick needs repointing?
Your brick needs repointing when the mortar has worn back more than 1/4 inch from the brick face, crumbles, has holes or shows hairline cracks, or when cracks open between the brick and the mortar. Any one of those is reason enough to get the wall looked at, and I'm glad to come tell you which joints really need it.
How much does brick repointing cost in Carlsbad?
Across the US, brick repointing usually costs about $3 to $15 per square foot of wall, going by one national cost guide. That's the market's range, not our price, and your wall's size, height and mortar decide where a job falls. I'll give you your own figure in a written estimate after seeing the wall.
How long does new mortar last on a brick wall?
Mortar joints typically last more than 25 years, while the bricks themselves may well last more than 100. So the joints wear out long before the brick does, and repointing now and then is normal upkeep for a brick wall, not a sign the wall is failing.
Do I need a permit to repoint brick in Carlsbad?
Carlsbad requires a permit for most construction work, and only the city can say whether your pointing job is on its exempt list. We ask the city's building office before work starts and handle the permit if one is needed.
How do I choose a mason for brick repointing?
Pick someone who can show you repointing they've done, because an excellent mason or bricklayer isn't always skilled at repointing. Ask what mortar mix they plan to use, and ask for a sample on a hidden part of the wall before they do the rest.
What is the best time of year to repoint brick?
One national cost guide points to spring or fall, when daytime temperatures stay between 40 and 90 degrees for at least 24 to 72 hours. Those days give fresh mortar good weather to cure, and we plan the work days around the forecast.
Related work that often comes with pointing
Foundation repair
When cracks step down a wall or doors start sticking, the house may be settling, and fixing that first gives new mortar joints a chance to hold.
Chimney repair
A leak by the fireplace, a cracked cap or bricks loosening near the roofline usually means the chimney needs more than its joints refilled to stay dry.
